Q: What is Kaanapali Golf Estates?
Kaanapali Golf Estates is a prestigious master-planned, gated residential community located above the world-famous Kaanapali Beach Resort. The community encompasses approximately 378 luxury homes and condominiums across five exclusive neighborhoods, offering spectacular ocean, golf course, mountain, and neighbor island views.
Q: What neighborhoods make up Kaanapali Golf Estates?
Vintage (free standing condominiums), Golf Estates (estates), Summit (free standing condominiums and custom homes), Pinnacle (custom homes), and Lanikeha (customer homes). Vintage, Summit, Pinnacle, and Lanikeha are gated communities within the master association.
Q: When were the different neighborhoods developed?
Originally part of the Pioneer Mill sugar cane plantation, Kaanapali Golf Estates development began in the mid 1990s and early 2000’s and continues to this day. All utilities are underground with no electric lines to impair ocean and sunset views. The community was developed on the mauka (mountain side) of the Kaanapali Resort and State Highway 30 around and above the Royal Kaanapali Golf Course.

The community is zoned Residential.
HOA FEES & DUES
Q: How much are the HOA fees?
Quarterly (payable every 4 months) 2026 HOA fees for the Master Association are:
- Vintage $428.50
- Golf Estates $591.90
- Summit $572.32
- Pinnacle $723.85
- Lanikeha $746.56
Q: Are there additional fees for specific neighborhoods?
Yes. Properties located within double-gated neighborhoods pay additional fees for their sub-association.
Q: What do the HOA fees cover?
Master association fees cover maintenance of common roadways, utilities, landscaping of common areas, limited security, upkeep of underground utilities, insurance, waste removal, and management.
PROPERTY RULES & RESTRICTIONS
Q: Are there rental restrictions?
The community documents prohibit any short term rental of less than 30 days. Maui County has separate ordinances that are different from the community. The community strictly enforces restrictions on short term stays.
Q: Does the community have rules and restrictions
Yes, the community documents contain rules and use restrictions. “House Rules” apply to all residents.
Q: How is waste and trash removed?
Waste collection is done once per week. The cost of waste removal is included in the HOA fees.
Q: What utilities serve the community?
- Electric: Hawaiian Electric Company (HECO)
- Gas (optional): Hawaii Gas
- Water: Hawaii Water Service Company (private water utility regulated by the PUC)
- Telecommunications, including internet: Spectrum, Hawaiian Telcom, Starlink
- Many owners have installed solar and battery systems along with HECO service. Hawaiian Telcom has installed fiber optic service to the community. Use of Starlink required prior approval of antenna installation. All utilities are underground.
Q: Are pets allowed?
Pets are allowed.
Q: Are there architectural guidelines?
The community has detailed and specific design requirements. New home construction, renovations, and modifications require review and approval of the architectural design review committee (the New Construction Committee or “NCC”). No construction or renovations, including landscape, may begin without the written approval of the NCC.

Q: Can I use a golf cart in Kaanapali Golf Estates?
Yes! Kaanapali Golf Estates is known for its "Golf Cart Lifestyle." Residents can legally drive golf carts within the community and down to Kaanapali Beach, the resort areas, restaurants, and shops. Many homes include dedicated golf cart parking spaces.
Q: How close is the community to Kaanapali Beach?
Kaanapali Golf Estates above Kaanapali Beach Resort, making it a short golf cart ride to any of the beaches and to Kahekili Park. The community offers convenient access to two championship 18-hole golf courses (Kaanapali Royal and Kai), fine dining, boutique shopping at Whalers Village, and numerous resort amenities.
Q: What views can I expect?
Most properties within Kaanapali Golf Estates offer spectacular views. Each of the 378 properties within the community face west, so daily Hawaii sunset views are spectacular.
BUYING & BUILDING
Q: Can I build a custom home in Kaanapali Golf Estates?
New construction is permitted on designated vacant lots within the community. Review and approval from the New Construction Committee is required.
Q: What lot sizes are available?
Lot sizes vary for the construction of a custom home. The smallest lots are around 11,000 sq feet, the larger lots around 24,000 sq feet. New condominium construction has been completed and there are no lots available for condominium construction.
Q: Are there any homes or lots currently available?
Availability can be accessed through real estate listings.
COMMUNITY ACCESS & SECURITY
Q: Is Kaanapali Golf Estates gated?
The community has two gates, located on Kualapa Loop (resort gate) and Puu Anoano Street. Vintage, Summit, Pinnacle, and Lanikeha also have entrance gates to these communities.
Q: How do I get to other parts of Maui from Kaanapali Golf Estates?
The Honoapiilani Highway passes close to the community, providing convenient road access to other areas of Maui including historic Lahaina, Kapalua, South Maui (Kihei and Wailea), and the rest of the island. Kapalua Airport is approximately 4-5 miles away, Kahului Airport is 25 miles.
